Coastal Zone Management.Under the Coastal Zone Management Act, before one can undertake any development activity within the first tier of the coastal zone, a permit must be obtained, unless one of few exceptions apply.We represent corporate clients, developers and individuals in all aspects of coastal zone permitting, due diligence, risk management, site remediation, and transactions, including the leasing of submerged and trust lands. Zoning.Coastal Zone development, subdivisions and building construction are subject to preconstruction review and permitting under the Virgin Islands Zoning and Subdivision Law.We assist clients with obtaining re-zonings, approvals for Planned Unit Developments, Affordable Housing Program projects and other residential developments.
Subdivisions.We advise clients on subdivision plans and in obtaining approvals.We help to coordinate Subdivision, Building Permit and Coastal Zone Management Approvals for an efficient development process.
Enforcement and Appeals. We defend clients in administrative actions brought by the Division of Coastal Zone Management (CZM) and bring appeals of coastal zone permitting and building permit decisions before the Board of Land Use Appeals.
